Participation depends on creditworthiness, the client’s circumstances and the property requirements. The final decision is made by the bank.

Frequently asked questions

Can a foreigner get a mortgage in Poland?

Yes, this is possible. The bank separately assesses income, its stability, current liabilities and creditworthiness, and for foreigners it may also consider documents confirming legal residence in Poland. The final requirements depend on the specific bank.

Are a residence card and PESEL required to buy real estate?

Not always. For the ability to buy real estate itself, citizenship, the type of property and whether an MSWiA permit is required are more important. A residence card or PESEL may be needed at certain stages of the transaction or when arranging a mortgage, so the situation should be checked individually.

Can an apartment be purchased with a mortgage and no down payment?

Yes, if the conditions of Rodzinny Kredyt Mieszkaniowy are met, a BGK guarantee can replace the required down payment in full or in part. The bank still checks creditworthiness, and the programme itself has additional conditions and restrictions.

What types of income are accepted for a mortgage?

The bank may take various documented sources of income into account. Not only the amount matters, but also the regularity and stability of the income, how long it has been received and your current financial liabilities; even irregular income does not rule out the possibility of obtaining a loan.

Does a foreigner need an MSWiA permit to buy an apartment or house?

It depends on citizenship and the type of property. For example, a permit is usually not required to buy a separate apartment outside the border zone, while it may be required when buying a house with a plot of land or certain shares in land.

Can the apartment be rented out after purchase?

As a rule, the owner can rent out the purchased apartment. However, if the property was acquired using a government programme, its conditions need to be checked separately: for example, renting it out may affect the right to retain certain forms of BGK support.

What happens to my money if the developer does not complete the building?

Payments for a property under construction are protected through a mieszkaniowy rachunek powierniczy and the Deweloperski Fundusz Gwarancyjny. If the developer goes bankrupt and construction is not continued, the law provides a mechanism for returning the funds to the buyer.
